Rules and Regulations

 The following sections of Florida Statute Chapter 513 Recreational Vehicle Parks apply; Chapter 513.117-Park rules and regulations. Chapter 513.118 Conduct on premises; refusal of service. Chapter 513.13 Recreational Vehicle Parks; eviction; ground; proceedings. Copies of stated chapters are posted in the Manager’s office. 

RV Arrivals and Departures

Arrival: 2pm – 6pm or dusk. (if your arrival time is later than 7pm please make alternate arrangements and do NOT enter the Resort). You can arrive the following day no earlier than 10am. You will still be charged for the reservation dates regardless of your arrival date.

Departure: Noon

Quiet Time

Quiet time in the resort is 10:00 pm to 7:00 am.

Recreational Vehicles

Each Site may be occupied by a single Recreational Vehicle that may be a travel trailer, 5th wheel, or a Class A, B or C including Super C motorhome. Recreational Vehicles must be in like- new condition and placement on a Site within the Holiday Cove RV Resort is subject to approval by the Board of Directors of the Association or the Manager.

All Recreational Vehicles within the Resort shall meet the following regulations at all times:

  1. The Recreational Vehicle must be legally titled and bear current State or Provincial license plate(s).
  2. All Recreational Vehicle must have current collision & liability insurance.
  3. All RVs must have the RVIA (Recreational Vehicle Industry Association) seal (American or Canadian Manufacturer). [Declarations of Condominium section 3.21·Recreational Vehicle· means a Recreational Vehicle Institute of America (RV/A) certified recreational vehicle unit primarily designed as temporary living quarters for recreational, camping, or travel use, which either has its own motive power or is mounted on or drawn by another vehicle as further specified and defined in Sections 320.01 and 513.01,Florida Statutes.]
  4. The Recreational Vehicle must be road ready and capable of leaving the Resort under its own power or when towed by a conventional vehicle permitted within the Resort.
  5. "Recreational Vehicle” means a recreational vehicle-type unit primarily designed as temporary living quarters for recreational, camping, or travel use, which either has its own motive power or towed by another vehicle.
  6. RVs are to be kept clean and free from mold and/or mildew.
  7. Idling of RV engines and generators shall be limited to no more than 15 minutes and only between the hours of 8:30 AM and 5:00 PM.
  8. RVs must be self-contained.
  9. Non-movable manufactured homes (sometimes referred to as mobile homes or park models} are prohibited.
  10. Slide-in (truck) campers are prohibited.
  11. Soft sided (pop up/folding) campers are prohibited.
  12. Live-stock trailer conversions, or modified School Busses, are prohibited.

Common Areas

All children under the age of 12 must be accompanied by an adult when entering or utilizing the recreation areas or facilities including the Laundry Room, shuffleboard court or corn-hole court.

Usage of the Adult Lounge / Clubhouse and the Gym shall be restricted to age 14 and over. Children under 14 must be accompanied by an adult. Management reserves the right to alter this policy on a case by case basis.

The sidewalks, entrances, passages, pathways, and like portions of the common elements shall not be obstructed, or used for any purpose other than ingress and egress of the resort property, nor shall any bicycles, personal equipment, chairs, tables or any other similar objects be stored therein.

Riding of any motorized conveyance and/or bicycles is prohibited on or around the Clubhouse, patio area, or on canal paths.

The personal property of residents must be stored in their respective sites.

Site Parking

If a renter has one (1) vehicle, it must be parked on their site. If a renter has more than one (1) vehicle, one (1) must be parked on their site and one (1), if it does not fit on the site, may be parked in the alternate parking area as assigned by Management. Parking & storage fees for additional vehicles may be established by the Board of Directors and applied by Management at their discretion.

All vehicles must be parked three feet from roadway if possible. No vehicle when parked may extend into roadway. Any vehicle not meeting these limits may be requested to temporarily move to allow ingress or egress of larger vehicles to neighboring sites.

A motorcycle, golf cart (registered or unregistered), LSV (Low Speed Vehicles) and UTV (Utility Task Vehicle) shall not be considered a vehicle under this policy and must be parked on site.

All vehicles shall have parking tags. Tags will be checked at least two times a week resort security purposes.

All guests or delivery vehicles must park in the non-assigned or guest parking spaces and must display guest parking tags.

No boats or personal watercraft are allowed on a site (with the exception of kayaks and dinghies).

All Vehicles or other similar conveyances of any kind must have current collision & liability insurance.

Speed limit: 5 MPH throughout the Resort.

Management reserves the right to make exceptions on an as needed basis.

Smoking

Smoking is prohibited in all Common Areas, Including the Clubhouse, Patio, Pool Deck, Pool, Office, Gym, Laundry Room, and shuffleboard court or corn-hole court. This policy also applies to electronic cigarettes and vaplng products.

Solicitations

There shall be no solicitation within the Resort property unless it Is specifically authorized by the Resort Management or Board of Directors.

'For Sale' signs and listing of products for sale are not permitted on RV sites.

Emergency Repairs

Any emergency (i.e. water leaks, electrical shorts, etc.) should be immediately reported to the Resort Office.

Trash and Sanitation

Trash pick-up Is twice a day (once on Sunday). Trash and yard debris should be placed by the road adjacent to the site between 9 am to 11 am, and 2 pm to 3 pm (except Sunday afternoon).

All garbage, trash or refuse Is to be placed in tied waterproof plastic bags or similar containers in accordance with local codes before disposing in the dumpster.

Trash bags must be properly sealed.

Trash bags must not be left out overnight. Any trash found after 4 pm will be returned to the unit RV for safe storage overnight. Fines or extermination costs may be levied for trash left out overnight, as it attracts rats, racoons, & other vermin such as coyotes, which are a danger to both RVs & pets.

Trash & yard-debris outside normal hours can be self-taken to the appropriate dumpsters in the north-east Maintenance area.

Cardboard is to be broken down and placed in the appropriate dumpster.

Renters, and their guests are not to accumulate rubbish, refuse, garbage or trash in places other than in the receptacles provided. Sites and common areas shall be kept in a clean and sanitary condition at all times.

Loose trash must not be deposited into the dumpsters.

All trash accumulated by tradesmen and vendors working in the Resort must be removed by the tradesmen off the Resort premises. Tradesmen are not allowed to dispose on site.

NO CONSTRUCTION OR MARINE DEBRIS IS ALLOWED IN THE DUMPSTERS.

Service/Trade Work and Washing Vehicles

All repair and maintenance work (including washing) for vehicles, recreational vehicles, boats or other personal watercraft must take place between 8:30 am and 4:30 pm Monday through Saturday.

Boats and trailers shall be washed ONLY at the boat ramp at no charge.

Swimming Pool/Shuffle Board Court and Putting Green

All persons using the pool, shuffleboard courts and cornhole court do so AT THEIR OWN RISK.

Persons using the pool, shuffleboard court and Com-hole court should become familiar with the following rules:

  1. Hours for the pool, shuffleboard courts and Corn-hole court are as posted by management (normally 9am to 9pm dally). Management reserves the right to close the pool at their discretion (Example: weather, storm alert, lightning, or health hazard).
  2. Lifeguards are not provided.
  3. In the Pool area, Children under 14 must be accompanied by an adult.
  4. Babies who are in diapers or not toilet trained must use swim diapers.
  5. Do not remove pool furniture from the pool deck or shuffleboard equipment from the shuffleboard court or Com-hole equipment from the Corn-hole court.
  6. Chairs, lounges or tables may not be reserved.
  7. Return all chairs, lounges or tables, & shuffleboard or Com-hole equipment to their original place after use.
  8. Running, use of any motorized conveyance and/or riding bicycles, unnecessary noise, or disturbances, including ball playing, which interferes with the normal use of the pool, pool area, patio, shuffleboard court and Corn-hole court are not permitted.
  9. For the quiet enjoyment of all our residents, radios may be played only through headphones.
  10. No pets are permitted in the pool area.
  11. Use trash containers for all debris.
  12. The pool dividing Safety rope is mandated by Manatee County as a provision of the pool permit and must NOT be removed or disconnected at any time.

Pet Policies

Except for fish, each renter, may have up to three (3) household pets on a Site, to be limited to domestic dogs, domestic cats, or caged birds or one fish tank, provided they are not kept, bred or maintained for any commercial purpose, and do not become a nuisance or annoyance to neighbors. No reptiles, amphibians, or wildlife shall be kept in or on the Resort property (including Sites).

No pets shall be allowed on the pool deck or pool area. No dog or cat shall be permitted outside of its renter's unit unless attended by an adult and on a leash not more than six (6) feet long.

All pets, including cats, must be leashed at all times when outside the RV (unless appropriate temporary portable restraining pens are established on the site. A maximum height of 28 inches for pet pen fences is preferred).

Pets may be exercised only in areas designated for such purposes by the Board of Directors or Resort Management.

Any nuisance or barking dog will be addressed by Resort Management, including asking owners to use a bark suppression device. Repeat offenses are subject to fines as permitted by Manatee County Law (see following*).

Barking or any other behavior that disturbs others is not allowed, and noisy or aggressive pets will not be allowed to stay.

Any aggressive dog that bites another person will immediately be reported to Manatee County Dog Enforcement for removal.

Pet owners must immediately pick up all feces and dispose of such waste appropriately. Failure to do so will result in fines as permitted by Manatee County Law (see following*).

Pets are not permitted on any part of the Common Elements except when they are leashed (6' max) and are being walked or transported directly off the Resort property or directly to their Owner's Site.

Pet owners shall have current vaccinations/rabies and license available upon request.

The Resort comes under the jurisdiction of the following Manatee County Animal Ordinance.

Sec. 2-4-1: Title This Ordinance shall be known and may be cited as the “Manatee County Animal Ordinance.”

Sec. 2-4-12: Nuisance Dogs and Cats

A. Any feces deposited by a dog or cat on public property, public walks, recreation areas, or the private property of others, must be immediately removed by the person who has custody or control of the animal unless otherwise authorized by the property owner.

a. Failure to immediately remove dog or cat feces:

  1. 1st offense $100.00
  2. 2nd offence $200.00
  3. 3rd offense $300.00

B. No dog or cat shall materially disturb the peace and quiet or interfere with the enjoyment of life or property by persistent or repetitive barking, yelping, whining, howling, meowing, squealing, screaming, or causing other objectionable noise for a persistent period of time exceeding ten (10) minutes or for a repetitive period of time which cumulatively exceeds ten (10) minutes within a one hundred twenty (120) minute period of time.

  1. 1st offense $100.00
  2. 2nd offence $200.00
  3. 3rd offense $300.00

Renter Occupancy and Site Usage (including Alterations)

All Sites are the private property of the Owner and should be respected as such.

No trespassing on Sites not assigned to you (the Renter) by Resort Management.

No parking on other sites without the Owners expressed permission. If that site is in the Rental Program, you must also have the Rental Managers permission.

Only furniture approved for outdoor use may be used outdoors.

Fire Pits or other type of freestanding fireplaces may NOT burn wood. Only LP gas logs or LP gas fire rings may be used.

Gazebos or canopies must be a maximum of one (1) per site and should not exceed 12' x 12'. Carports are prohibited.

All gazebos & canopies must be earth tone colors and have no advertising logos.

Family, & Definition of family

Family is defined as parents, children (Including in-laws (daughter/son) and grandchildren.

All rules & regulations applicable to renters shall apply to Family occupation.

Boat and trailer storage

A renter may keep ONE (1) boat trailer, boat & trailer, enclosed trailer, or open utility trailer in the storage area (as assigned by Management on a first-come-first-served basis).

Storage fees, especially for additional trailers, may be established by the Board of Directors and applied by Resort Management at their discretion.

All trailers must display a Holiday Cove parking tag assigned by the Resort Management office. Failure to display a parking tag will result in the trailer being removed from the Holiday Cove property at the owner's expense.

All trailers must have a valid State or Provincial license plate and boat sticker. Trailers must be road worthy.

Trailers, watercraft, & boats must have current collision & liability insurance. Boats are restricted to a maximum size of 24 feet.

Kayak's and dinghy's may be stored on renter's site when occupied.

No boats or personal watercraft shall be parked or stored on any site at any time. Resort Management may deviate from the above conditions at their discretion as circumstances dictate.

Bicycles, motor scooters, Razor’s and more

Speed limit: 5 MPH in Resort - violators will be asked to leave.

Golf Carts, Motorcycles, Mini-Scooters, Motorized Bikes, UTVs (Utility Task Vehicle), LSVs (Low Speed Vehicles) or any other motorized vehicle must be driven by a licensed driver. The vehicle owner shall have collision & liability insurance on all vehicles.

Riding of any motorized conveyance and/or bicycles is prohibited on or around the Clubhouse, patio area, or on canal paths. Motorized conveyances & bicycles must have lights and taillights when operated after dark.

Drones of any kind are not allowed.

Miscellaneous

In the event of severe weather, site residents and pets may take shelter in the Club House and/or Laundry Room.
