Rules and Regulations

The following sections of Florida Statute Chapter 513 Recreational Vehicle Parks apply; Chapter 513.117-Park rules and regulations. Chapter 513.118 Conduct on premises; refusal of service. Chapter 513.13 Recreational Vehicle Parks; eviction; ground; proceedings. Copies of stated chapters are posted in the Manager’s office.

RV Arrivals and Departures

Arrival: 2pm – 7pm (if your arrival time is later than 7pm please make alternate arrangements and do NOT enter the Resort). You can arrive the following day no earlier than 10am. You will still be charged for the reservation dates regardless of your arrival date.

Departure: Noon

Quiet Time

Quiet time in the resort is 10:00 pm to 6:00 am.

Recreational Vehicles

Each Site may be occupied by a single Recreational Vehicle that may be a travel trailer, 5th wheel, or a Class A, B or C including Super C motorhome. Recreational Vehicles must be in like- new condition and placement on a Site within the Holiday Cove RV Resort is subject to approval by the Board of Directors of the Association or the Manager. All Recreational Vehicles within the Resort shall meet the following regulations at all times:

  1. The Recreational Vehicle must be legally titled and bear current license plate(s).
  2. The Recreational Vehicle must be road ready and capable of leaving the Resort under its own power or when towed by a conventional vehicle permitted within the Resort.
  3. Recreational Vehicle” means a recreational vehicle-type unit primarily designed as temporary living quarters for recreational, camping, or travel use, which either has its own motive power or towed by another vehicle.
  4. RVs are to be kept clean and free from mold and/or mildew.
  5. Idling of RV engines and generators shall be limited to no more than 15 minutes and only between the hours of 8:00 AM and 5:00 PM.
  6. RVs must be self-contained.
  7. Park Model trailers are prohibited.
  8. Slide in (truck) campers are prohibited.
  9. Soft sided (pop up/folding) campers are prohibited.

Common Areas

All children under the age of 12 must be accompanied by an adult when entering or utilizing the recreation areas or facilities including the shuffleboard court or putting green.

Usage of the Adult Lounge shall be restricted to age 14 and over. Children under 14 must be accompanied by an adult. Management reserves the right to alter this policy on a case by case basis.

The sidewalks, entrances, passages, pathways, and like portions of the common elements shall not be obstructed, or used for any purpose other than ingress and egress of the resort property, nor shall any bicycles, personal equipment, chairs, tables or any other similar objects be stored therein.

The personal property of residents must be stored in their respective site.

Site Parking

If an owner/tenant has 1 vehicle, it must be parked on their site. If an owner/renter has more than 1 vehicle, 1 must be parked on their site and 1 may be parked in the guest parking area. A motorcycle, golf cart (registered or unregistered), LSV (Low Speed Vehicles) and UTV (Utility Task Vehicle) shall not be considered a vehicle under this policy and must be parked on site.

All vehicles shall have parking tags. Tags are checked two times a week for residents’ and resort security purposes.

All guests or delivery vehicles must park in the non-assigned parking spaces.

No boats or personal watercraft allowed on site (with the exception of kayaks and dinghies). Management reserves the right to make exceptions.


Smoking is prohibited in the Clubhouse, Patio, Pool Deck, Pool, Office, and Laundry Room. This policy also applies to electronic cigarettes


There shall be no solicitation within the Resort property unless it is specifically authorized by the Resort management or Board of Directors.

For Sale signs and listing of products for sale are not permitted on RV sites except the “Site For Sale” sign provided by the Office and the day of the Annual Garage Sale.

Other temporary signs may be allowed with the Board of Directors permission. Only the signs purchased from the office may be placed on a Site for Sale.

Emergency Repairs

Any emergency (i.e. water leaks, electrical shorts, etc) should be immediately reported to the Resort Office. Note, all electrical repairs, after the FPL meter, are the site owner’s responsibility.

Trash and Sanitation

Daily trash pick-up is between 9 am to 3 pm. Trash bags should not be left out overnight. Trash bags must be properly sealed.

Cardboard is to be broken down and placed in the recycle bins.

No garbage or refuse receptacle may be installed or maintained in or on any of the common areas of the Resort, except with the written permission of the Board of Directors.

Owners, tenants and their guests are not to accumulate rubbish, refuse, garbage or trash in places other than in the receptacles provided. Sites and common areas shall be kept in a clean and sanitary condition at all times.

All garbage, trash or refuse is to be placed in tied waterproof plastic bags or similar containers in accordance with local codes before disposing in the dumpster Loose trash cannot be deposited into the dumpsters.

All trash accumulated by tradesmen and vendors working in the Resort must be removed by the tradesmen off the Resort premises. Tradesmen are not allowed to dispose on site.


Service/Trade Work and Washing Vehicles

All repairs and maintenance work for vehicles, recreational vehicles, boats or other personal watercraft between 8:30 am and 4:30 pm Monday through Friday.

Boats and trailers shall be washed ONLY at the boat ramp at no charge.

Swimming Pool/Shuffle Board Court and Putting Green

All persons using the pool, shuffleboard courts and putting green DO SO AT THEIR OWN RISK. Persons using the pool, shuffleboard court and putting green should become familiar with the following rules:

  1. Hours for the pool, shuffleboard courts and putting green are as posted by management. Management reserves the right to close the pool at their discretion. (Example weather storm alert)
  2. Lifeguards are not provided.
  3. Children under 16 must be accompanied by an adult.
  4. Babies who are in diapers or not toilet trained must use swim diapers.
  5. Do not remove pool furniture from the pool deck or shuffleboard equipment from the shuffleboard courts.
  6. Chairs, lounges or tables may not be reserved.
  7. Return all chairs, lounges or tables to their original place.
  8. Running, unnecessary noise, or disturbances, including ball playing, which interferes with the normal use of the pool, pool area, shuffleboard courts and putting green are not permitted.
  9. For the quiet enjoyment of all our residents, radios may be played only through headphones.
  10. No pets are permitted in the pool area.
  11. Use trash containers for all debris

Pet Policies

Except for fish, each owner/tenant, may have up to three (3) household pets on a Site, to be limited to domestic dogs, domestic cats, or caged birds or one fish tank, provided they are not kept, bred or maintained for any commercial purpose and do not become a nuisance or annoyance to neighbors. No reptiles, amphibians or wildlife shall be kept in or on the Resort property (including Sites).

No pets shall be allowed on the pool deck or pool area. No dog or cat shall be permitted outside of its owner’s/tenant’s unit unless attended by an adult and on a leash not more than six (6) feet long.

All pets, including cats, must be leashed at all times when outside the RV.
Pets may be exercised only in areas designated for such purpose by the Board of Directors.

Any nuisance barking dog will be addressed including requesting owners to use a bark suppression device.

Barking or any other behavior that disturbs others is not allowed and noisy or aggressive pets will not be allowed to stay.

Pet owners must immediately pick up all feces and dispose of such waste appropriately.

Pets are not permitted on any part of the Common Elements except when they are leashed and being walked or transported directly off the Resort property or directly to their Owner’s Site.

Pet owners shall have current vaccinations and license available upon request.

The Resort comes under the jurisdiction of the following Manatee County Animal Ordinance.

Sec. 2-4-1: Title This Ordinance shall be known and may be cited as the “Manatee County Animal Ordinance.”

Sec. 2-4-12: Nuisance Dogs and Cats

A. Any feces deposited by a dog or cat on public property, public walks, recreation areas, or the private property of others, must be immediately removed by the person who has custody or control of the animal unless otherwise authorized by the property owner.

a. Failure to immediately remove dog or cat feces:

  1. 1st offense $100.00
  2. 2nd offence $200.00
  3. 3rd offense $300.00

B. No dog or cat shall materially disturb the peace and quiet or interfere with the enjoyment of life or property by persistent or repetitive barking, yelping, whining, howling, meowing, squealing, screaming, or causing other objectionable noise for a persistent period of time exceeding ten (10) minutes or for a repetitive period of time which cumulatively exceeds ten (10) minutes within a one hundred twenty (120) minute period of time.

  1. 1st offense $100.00
  2. 2nd offence $200.00
  3. 3rd offense $300.00

Occupancy and Site Usage

No Site Owner shall make any addition, alteration or improvement in or to the Common Elements, a Site or any Limited Common Element, without the prior written consent of the Board of Directors. The Board shall have the obligation to answer any written request by a Site Owner for approval of such an addition, alteration or improvement in such Site Owner’s Unit, or Limited Common Elements within thirty (30) days after such request and all additional information requested is received and the failure to do so within the stipulated time constitutes
the Boards consent (Reference 11 “Additions, Alterations or Improvements by Unit Owner,

11.1” Consent of the Board of Directors”).

Only furniture approved for outdoor use may be used.

Fire Pits or other type of freestanding fireplaces may not burn wood. Only LP gas logs or LP gas fire rings may be used.

All canopies must be earth tone colors and have no advertising logos. Renters must use approved weights. Owners shall secure the canopy into the pavers. Upon leaving for the season, owners must remove the canopy’ fabrics.

Sheds must be approved by the Board and placed on bricks, composite material or another layer of pavers. Wooden bases are not recommended as they rot over time. Shed must be earth tone. Recommended sheds are Suncast or Life Time. Sheds must not exceed 80 sq. ft. (8’ x 10’) and positioned at least 6” from the property line.

Pavers are to be free of weeds and mildew.

Upon leaving for the season furniture, grills etc. need to be removed from the site or secured and covered in such a way that it does not retain standing water. Picnic tables or similar object may be left on site. Should this not be accomplished, management may remove or hire a company to move those items in violation and have them stored at the owner’s expense.

When a Site owner wants to make modifications to an existing Site layout and / or landscape, a written Site drawing with the changes must be submitted for approval by the Board of Directors.

Definition of family

Family is defined as parents, children (including in laws(daughter/son) and grandchildren. Family may occupy owner’s RV without owner’s presence providing there is an adult family member (minimum age 25) in attendance. Resort office shall be notified in advance.

Boat and trailer storage

If an owner does not rent their site they may keep a boat trailer, boat & trailer, enclosed trailer or open utility trailer in the storage area. In addition, all must have a valid license plate and boat sticker. Trailers must be road worthy

If an owner rents their site, they may not store anything at Holiday Cove during the rental period.

Kayak’s and dinghy’s may be stored on owner/tenant occupied sites.

No boats or personal watercraft shall be parked or stored on site at any time. Management may deviate from the above conditions per their discretion.

Bicycles, motor scooters, Razor’s and more

Speed limit: 5 MPH in Resort – violators will be asked to leave.

Golf Carts, Motorcycles, Mini-Scooters, Motorized Bikes, UTVs (Utility Task Vehicle), LSVs (Low Speed Vehicles) or any other motorized vehicle must be driven by a licensed driver. The vehicle owner shall have liability insurance on all vehicles.

Bicycle riding is prohibited on or around Clubhouse or on canal path. Bicycles must have lights and taillights when operated after dark.

Drones are not allowed.

Selling of Units

Board approved For Sale signs are the only sign that may be placed on owners’ site. These are available from the Office.


In the event of severe weather site residents and pets may take shelter in the Club House and Laundry Room.
